Bethesda View Redevelopment

Bethesda View, a $46.3 million, mixed-use redevelopment project in the Bethesda, Maryland is a transit-oriented development project focused on the Bethesda-Chevy Chase Metro Station that contributes to the vision of this high-quality, bustling urban center. The project is one of a number of new developments in the area as Bethesda becomes a center for shopping and entertainment.
The project consisted of high-rise residential condominium apartments, street level retail commercial, a health club, and structured parking on a 3.5-acre site near the recently developed Bethesda Row section of Bethesda’s Central Business District. AMT worked closely with the client, the architect (Shalom Baranes & Associates), the M-NCPPC staff and the community to prepare the development concepts, solicit community input and secure planning board and Montgomery County approvals for the project.
AMT prepared construction plans and secured development permits for the site improvements, water and sewer, storm drainage and paving, stormwater management, streetscape improvements, and street lighting. The project included several novel approaches to sustainable site design in a dense urban environment including the using large planter boxes to manage roof drainage, and rainwater harvesting and reuse to irrigate the landscaping.
Working closely with staff at Montgomery County Department of Permitting Services, WSSC, and MSHA, we secured permits in a timely and effective timeframe which allowed the project to proceed on a very tight expedited schedule. Approvals included access permits for road, utility and public space improvements along Wisconsin Avenue and Bradley Avenue, and maintenance of traffic plans for these heavily traveled roadways.
